The issue:

We represented a residential landlord with a flat in London, that had recently been occupied by a new tenant.

Following complaints from neighbours about excessive noise, and unusual amounts of visitors seen entering and exiting the property, the agents inspected the property and discovered that it was being used as a commercial gym.

How we helped:

We advised the client and agent to take photographs and videos, and assisted with speaking to neighbours to obtain witness evidence.

We served formal notice on the tenant to stop their gym, which they ignored as they denied the accusation despite the wealth of evidence against them.

We then prepared and issued court proceedings, and at the hearing obtained a possession order to evict the tenants along with an order that they pay our client’s legal costs.
